South Korea luxury apartment transactions in Seoul have more than doubled compared to last year, showing strong demand in premium housing. Buyers are focusing on high-value properties in the city’s most affluent districts.
From January to July, sales of apartments priced at 2.6 billion won ($1.88 million) or higher reached 3,424 units. This is a sharp rise from 1,467 units during the same period last year. Experts say the trend reflects increasing interest in luxury homes and continued urban growth in Seoul.
The South Korean luxury apartment market is dominated by the southern districts of Gangnam-gu, Seocho-gu, and Songpa-gu. These three areas accounted for 73.8 percent of all high-end sales. Gangnam-gu led with 1,105 transactions, followed by Seocho-gu with 862 and Songpa-gu with 561.
Together, these districts represent almost 43 percent of Seoul’s total apartment market value. This dominance underscores the ongoing appeal of Gangnam and its neighboring areas for wealthy domestic and foreign buyers.
In contrast, six other districts—Nowon-gu, Dobong-gu, Gangbuk-gu, Geumcheon-gu, Gwanak-gu, and Guro-gu—recorded no sales of apartments above 2.6 billion won. These areas typically have lower housing prices and limited luxury property developments.
However, Seoul’s total apartment sales also rose in the first half of this year. The city recorded 40,556 units sold, up 52.5 percent from 26,593 units last year. This shows a broader recovery in South Korea’s real estate market, supported by renewed buyer confidence.
Nevertheless, the demand for South Korea luxury apartment properties continues to rise as developers focus on premium projects. Analysts believe high-income buyers and foreign investors will sustain momentum in this segment. Future luxury developments are expected to meet growing demand and reshape housing trends in Seoul.
